Property Management Toronto - 47% Increase in Organic Traffic

Since partnering with Paul Teitelman SEO Consulting in March 2026, Property Management Toronto has grown its organic search clicks by 47% (the three months before the engagement compared with the latest three months), moved to #1 for “property management toronto”, and more than doubled the number of consultations booked from organic search.

Property Management Toronto (PMT) is a full-service residential property management and real estate company serving landlords and investment property owners across the Greater Toronto Area and southwestern Ontario. The team handles tenant selection and screening, rent collection, 24/7 maintenance and repairs, property marketing, inspections and financial reporting, with a rent guarantee program and an in-house real estate brokerage, PMT Realty Inc.

With 25+ years of real estate experience, a 0.7% vacancy rate and all-inclusive pricing from $109 a month, PMT already had a strong offer. The challenge was visibility: organic traffic had been sliding for most of 2025, and the site was barely visible for property management searches outside Toronto itself.

Client Perspective

Since partnering with Paul Teitelman SEO Consulting, our organic search clicks are up almost 50%! We now rank #1 on Google for ‘property management Toronto’ and consultations booked through organic search have more than doubled. We are extremely pleased with the results and excited for more organic growth.

Just as impressive is the team. They’re knowledgeable, responsive, and genuinely invested in our success. They explained their strategy clearly, kept us informed throughout, and treated us like a true partner. If you want real, measurable SEO results from people who are a pleasure to work with, I highly recommend them.

About the Client & Initial Challenges

Who They Are

Property Management Toronto manages condos, apartments, houses and townhomes for landlords across Toronto and the GTA. Their team members are landlords themselves, maintenance is handled in-house rather than outsourced, and the company is available around the clock.

From an SEO perspective the business is well suited to search: every city they serve is a separate high-intent search (“property management mississauga”, “property management brampton”), and every landlord question (tenant screening, credit checks, emergency repairs, rent guarantees) is a chance to be the answer.

The Starting Point

When Property Management Toronto began working with Paul Teitelman SEO Consulting in March 2026:

  • Organic sessions had fallen 47% from their April 2025 peak to December 2025 (GA4, 1,789 to 953 a month).
  • Monthly organic clicks had dropped from around 1,100 in mid-2025 to 668 in December 2025 (Search Console).
  • The site ranked #3 for “property management toronto”, the most valuable term in the niche, behind two larger competitors.
  • Service-area pages for Mississauga, Brampton, Scarborough and Oshawa were not ranking for their own city terms at all.
  • Landlord-facing content was thin: no page on the site ranked for tenant screening, tenant credit checks or emergency repair obligations in Ontario.
  • Ahrefs estimated organic traffic stood at 832 a month, down from 1,723 the previous July.

Strategy: How We Turned Things Around

Strengthening the Technical & Structural Foundation

We began with the technical foundation: a full technical audit covering indexation, site speed and Core Web Vitals, rebuilding the structured data across PMT’s service and location pages, tightening title tags and meta descriptions, and improving internal links from the homepage and landlord services hub down to each city and service page so Google could see which pages mattered most. Small template changes, such as showing when an article was last updated, helped Google and readers see that the content is maintained.

Content & Service Pages Aligned with Real Search Demand

Using Ahrefs and Search Console, and a benchmark of the strongest competitors in each market, we built a keyword map covering Toronto and PMT’s expansion markets, segmented by region and by search intent so that each market was treated on its own terms rather than with one generic approach.

From that map we strengthened the core pages for fees, rent guarantee, tenant selection and landlord services around the terms with commercial intent, and built out a program of landlord-focused content: long-tail articles that build PMT’s topical authority and link back into the relevant service pages, market-specific articles for the southwestern Ontario cities, and refreshes of existing posts so older articles stayed accurate and kept ranking.

Guides published in this period include:

  • How to screen tenants legally in Ontario
  • How to run a tenant credit check in Ontario (and why most landlords get it wrong)
  • Emergency repairs in Ontario rentals: what landlords must fix and how fast
  • How to handle difficult tenants without escalating the situation

Lead Tracking & Reporting

Growth only counts if it can be measured. Early in the engagement we set up lead tracking so that consultations booked and phone calls from organic search are captured in GA4, built a KPI dashboard, and put a regular reporting rhythm in place with the PMT team. That is what makes the consultations figures in this case study possible, and it means every decision since has been made against real lead data rather than traffic alone.

Local & Organic Visibility Expansion

Local relevance was the biggest opportunity. PMT serves more than 20 municipalities, but before the engagement only the Toronto and Oakville pages had any organic footprint. With the city pages already in place, the work was to give each market real local support: the region-by-region keyword map, location-specific content, internal links that connect each city page to the services and guides that matter there, and fully optimized Google Business Profiles for each PMT location with a steady cadence of posts and active review management. Selective link building and an integrated social and video content program reinforced the same topics off the site.

Within six months, Mississauga, Brampton, Scarborough, Oshawa, Brantford, Markham and Hamilton pages were all ranking on page 1 or 2 for their city terms, from nothing in March.

AI Search Visibility

Data in this section: Ahrefs Brand Radar, AI answers citing propertymanagementto.com, March 2026 to September 2026 (chart shows August 2024 to September 2026).

Landlords increasingly ask ChatGPT or Google’s AI Overviews their questions before they ever search for a provider, and PMT’s content is now part of those answers. When the engagement began in March 2026, Ahrefs Brand Radar tracked around 12 AI answers a day citing propertymanagementto.com across Google AI Overviews, Google AI Mode, ChatGPT, Perplexity, Gemini and Copilot. By September 2026 that had roughly tripled to around 36, with the site cited for questions about tenant screening, tenant credit checks, rent guarantees and property management across the GTA. This visibility comes from the same landlord guides and city pages described above.

Business Impact

For Property Management Toronto, the visible result is a site that once again brings in landlords rather than losing them to competitors. Ranking #1 for “property management toronto” puts PMT in front of the highest-intent searchers in the market every day, and the city pages have opened up Mississauga, Brampton, Scarborough and Oshawa, markets where the company was effectively invisible six months ago.

  • Consultations booked from organic search more than doubled year over year, from 68 to 152.
  • The tenant screening guide alone brought 595 organic visits from landlords in the engagement period, from a page that did not exist before.
  • Organic visits landing on the Mississauga page grew 52% year over year, and organic visits landing on the contact page grew 56%.
  • Phone-call clicks from organic visitors are now tracked, giving PMT a second lead line to measure.

What’s Next

Most of PMT’s service-area pages are now on page 1 or 2. The next phase is moving the remaining cities (Hamilton, Burlington, Milton, Vaughan, Richmond Hill and the southwestern Ontario markets) into the top 10, expanding the landlord guide library around the questions Search Console shows people asking, and continuing to grow PMT’s visibility in AI search results, where landlord questions are increasingly answered directly.
